It's summer time and that typically means that many people are looking to buy and home. Which also means people are trying to sell their home. What would kill the sale?  There are many little and possibly big things that you should look at before putting your house up to market. Here are 5 things that are sure to cause you to not seize the deal when attempting to sell your home.

  1. Multiple Damages - Especially if you have had some irresponsible renters living in your home. Cracked toilets, holes in the dry wall, and stains in the carpet can be a deal breaker when trying to sell your home. Clean it up, freshen it up and be sure to make it presentable.
  2. Pet Funk - Since you live with your cat, dog and hamster every day, you'll probably haven't noticed that they really stink. Don't leave your cat box with "surprises" surfacing in the litter while trying to show your home. Clean up the cat hair, messes and use some kind of air freshener after you clean up.
  3. Carpet In The Bathroom - Nothing speaks of funk and germs like carpet in the bathroom. When you walk in to a carpeted bathroom, you can't help but wonder if there is mold hiding under the carpet. And pee stains are pretty dominate also.
  4. Lawn Of The Dead - When you walk up to the home and your lawn is yellow, or has been replaced with patchy weeds and dirt, not a good sign. Curb appeal is a hot topic these days and there are many tips and videos on the web to show you what you can do to upgrade the front of your home at a low expense. If you're lawn is a mess on the outside, buyers will assume that there are messes on the inside.
  5. Bad Inspection Results - If your plumbing, roofing, electric and foundation inspections are poor and you are unbending in making a deal with the seller, you can forget the sale. Either get these fixed or negotiate with the buyer and get out from under the home.
